The Board of Directors is offering acquisition of the Wolverine Building by seeking capital partners and investors. We are confident that investment in the facility will prove profitable. The rental rates charged to tenants can be below the average rental rate for Midland and still produce a viable return. Short term capital outlay (year 2004 & 2005), while vacancy rate improves, will be rewarded in the end. Success occurs when investors have the vision to identify and take advantage of an opportunity when it presents itself.

We will not dictate whether the facility is sold or leased, rather the new occupant can make this choice. We have reduced the Sale and Rental price in an effort to attract new business. We are following an aggressive marketing plan to connect the facility to those in need of office space.

Broker Relations

The Owners of the Wolverine Building understand and seek a strong relationship with Real Estate Brokers. We strive to deal fairly with Brokers that refer buyers and tenants to us. We reward performance from outside brokers by paying commission if the client actually leases or acquires the property. Commission amounts must be determined and agreed upon up front or prior to new buyers and tenants being introduced to us. Our goal is to make it as easy as possible to complete a successful transaction with your client. There is no substitute facility around that comes close to the Wolverine Building. Your clients will certainly appreciate you showing them this first class office facility.

Business-to-Business

The Wolverine Building has infrastructure in place that may be very helpful to get you connected with the world. SBC has a dedicated T1 system in the building, hardwired to many workstations, which can be use for internet, phone, or a combination of both. Charter Communications also has a cable in place for internet service in the facility. New Tenants can do market research and contract directly with the ISP of their choosing. Many internet service providers have made advances in the area with availability ranging from Dial up, to Cable, DSL, Wireless and Point to Point Wireless. High speed digital Internet is available from various ISP’s that offer capabilities up to T3, OC3, or better. The Wolverine Building is in a great location to access to the World’s economy.
